Reliance, Pattison unveil ambitious Vancouver endeavour

The richest man in Canada is about to start work on a development project that may change the face of Vancouver forever.

Reliance Properties and Jim Pattison Developments are building one of the largest projects ever undertaken in Vancouver: a million-square-foot mixed-use development that will include the third-tallest building in the city.

Burrard GatewayThe $500-million Burrard Gateway project, which received approval from Vancouver City Council in mid-December, will consist of three LEED Gold-certified buildings.  That will include a 13-storey office building with a Toyota dealership at its base and 35- and 55-storey residential towers. A seven-storey mixed-use podium will connect both. The 55-storey tower will be the third-tallest building in the city after the Shangri-La and the proposed Trump International Hotel & Tower Vancouver.

The tower will exceed the city’s height restriction limit by 50 feet, the Vancouver Province reported. However Brian Jackson, the city’s general manager of planning and development, told the Province the city was prepared to budge on the height because “this particular applicant was able to design what we think is a building which contributes architectural excellence to the city.”

810 condo units in all

Vancouver’s IBI Group will design the concrete and glass residential towers, which will hold 810 condominium units in all. The 55-storey tower will feature a white concrete waffle wall aligned with the Burrard Street Bridge entrance to downtown.

Architect Bing Thom’s design for the office building and car showroom features a prominent glass façade facing Burrard Street. According to the developers, city design panel members praised the car showroom design, calling it a “jewel box.”

The developers say the showroom will be unlike any other in the city. Multi-level display “fingers,” extend toward the glass exterior, replacing the traditional showroom sales floor, and creating what the developers described as an “imaginative, futuristic display space.”

The development consolidates 27 city lots on and around the current site of the Jim Pattison Downtown Toyota Dealership. Reliance Properties and Jim Pattison Developments jointly own the site, respectively holding 60 and 40 per cent of the property.

Three-year process

In the development process for the last three years, the project will include a public plaza with a café, public art installations, a vertical water display, landscaping and public seating.

Burrard Gateway amenity contributions include support for a LGBTQ community centre, and heritage density, transportation, park and cultural funding. The Vancouver Province reported the cost of the amenity contributions along with development cost charges adds up to more than $40.6 million.

Reliance Properties is a privately owned Vancouver company that builds everything from micro-condos to luxury boutique apartments. Jim Pattison Developments owns and manages a portfolio of nearly 10 million sq. ft. of  buildings throughout Canada and the United States.

Pattison, with an estimated personal fortune of $9.5 billion, edged out David Thomson as Canada’s richest man in a new analysis from Bloomberg. Among the businesses he owns are Overwaitea Foods, SunRype drinks and fruit snacks, Ocean Brands seafood and car dealerships. Overall, the Jim Pattison Group brings in $7.5 billion in sales with 473 locations and 35,000 employees.

Villa Anemolia: A Little Piece of Santorini Paradise

Located in a quiet village in Santorini, Villa Anemolia got a major renovation to create a peaceful place for guests to stay while on vacation. MPLUSM Architects took on the project to give the preexisting house a level of architectural simplicity. The cavernous rooms, typical of traditional structures in Santorini, kept their organic shapes but were updated to include skylights and embedded recessed lights within the walls. The result is a cozy, light-filled villa away from the crowded central square of the village.

The tall, vaulted ceilings are typical for these traditional structures, when long wooden beams were not available to bridge the span of rooms. The curved walls are typically embedded in the volcanic soil, making light scarce as it only came from the courtyard. Luckily, MPLUSM incorporated new skylights and pockets of light that come from the recessed lights in the walls.

They did away with regular, free-standing furniture and instead chose built-in beds and sofas. The sofas, which double as beds, float on wooden platforms on either side of the common living area.

Spanish ‘ghost airport’ cost a whopping US$1.5B to build — now it’s on sale for as little US$137M

MADRID, Spain — A massive, barely used Spanish airport that cost 1.1-billion euros (US$1.5-billion) to build and became a symbol of the country’s wasteful spending ahead of an economic downturn has gone on sale for a minimum price of 100-million euros.

Ciudad Real’s Central airport opened in 2008 and boasts a 4,200-metre runway — Europe’s longest — that can handle a landing by the world’s largest aircraft, the Airbus 380, according to an Agence France-Presse report.

But the airport, located about 235 kilometres south of Madrid and designed to handle up to 10 million travellers a year, failed to draw enough traffic and its operator was forced into bankruptcy last year.

The last commercial flight into the airport was in late 2011, but private arrivals continued for another six months, AFP reports.

Since the closure, the airport’s runway has been painted over with yellow crosses to warn pilots flying overhead not to land there, Spanish media reports say.

In 2012, Oscar-winning Spanish film director Pedro Almodovar used the airport as a location for shooting his latest film, I’m So Excited!.

The airport’s construction was heavily funded by the Caja Castilla La Mancha savings bank — the first of Spain’s troubled savings banks to be bailed out, in 2010.

Spanish news agency Europa Press said the company’s receiver put the airport up for sale Monday and is accepting offers until Dec. 27.

Canadian hotel sales headed for five-year record, Colliers

Robust hotel selling, particularly in Ontario, has resulted in sales of $1.7 billion in the first three quarters of 2013, putting the sector on pace for its best year since the recession, according to figures compiled by Colliers Hotels International. 

“It’s been a pretty active market, particularly this year, we are going to be over $2 billion this year for sure,” said Robin McLuskie, vice-president of hotels with Colliers in Toronto.

Hilton TorontoOver the first nine months of the year, 83 hotel sales have been reported.

She noted that the last time hotel sales exceeded the $2 billion mark was in 2007, when the market was characterized by a number of hotel properties taken private, “whereas this time around there is none of that. We are in a very active period right now.”

The Colliers executive does not believe that 2013 will represent the high water mark for hotel sales either given strong market fundamentals behind the rising deal activity.

No Single Trend

No one type of buyer is dominating the activity, which Colliers views as a healthy sign for the hotel industry. 

“It is really a mixed bag in terms of buyer profile which is a nice signal,” said McLuskie. “It is not just frenzied private equity buying up everything. It is a real mix of institutional, private investment and hotel investment companies are a big component (defined as companies owning five or more hotels).”

As well, real estate investors were active earlier in the year, purchasing hotels without converting them to alternative uses such as student residences or condos.

GTA the Play

Colliers sales activity analysis showed that much of the 2013 hotel deals occurred in Ontario and, more specifically, in the GTA. 

Ontario has been the most active province with 50% of national volume as of the end of September, with most of that taking place in the GTA.

Through the third quarter, $639 million in transaction volume occurred in the GTA, far-surpassing Toronto’s 2012 full-year volume of $289 million and 2011’s full-year volume of $243 million.

“We were actually involved in most of those” (sales), said the Colliers executive. “It is rare to see that much activity in Toronto in terms of availability of product.” 

She attributes the activity to the decision by a number of U.S. investors to and “other investors, for estate planning or other reasons, just exiting.” 

Hotel properties in the country’s most populous province do not take long to find a buyer either. “When anything in the GTA comes up, there is strong interest,” regardless of the current uncertain economic environment. “They see the long-term value of the real estate there. The suburbs of the GTA, like Burlington, those markets still drive activity.”

Prominent GTA deals include the 600-room Hilton Toronto (which sold for $140 million or $233,300 per room – shown in picture) and Hilton Toronto Airport Hotel & Suites ($25 million or $60,000 per room).

Colliers was involved in the June purchase of five Marriott GTA hotels by Morguard Corp. for $70.5 million from Concord Hospitality. The purchase attracted attention beyond its more modest price tag because Morguard has not traditionally been a player in the hotel sector, McLuskie noted.

Big Deals

The biggest single deal of 2013 to date has been the $765-million acquisition of the five-property Westin portfolio by Starwood Capital Group. The purchase was comprised of the Westin Harbour Castle Toronto ($196.9 million, $202,000 per room), Westin Ottawa (($139 million, $280,000 per room), Westin Calgary ($192.1 million, $366,000 per room), Westin Edmonton ($86.2 million, $207,000 per room) and Westin Vancouver ($150.8 million, $295,000 per room).

The biggest single deal since 2007, the Westin acquisition has accounted for 44% of deal flow this year.

Overall, a total of 10 hotels sold for more than $10 million threshold in the third quarter, with Ontario and Alberta accounting for the lion’s share, making up 43% and 36% of quarterly volume respectively. 

Chateau LaurierThe $1.7 billion in year to date volume compares to $875 million in sales for the first nine months of 2012. Year to date transactions have jumped on a price per room basis, increasing to $136,000 from $107,000 last year, as did the average deal size, which increased to $20.8 million from $11 million year-over-year. 

The biggest factor behind those higher numbers was the Westin deal, Colliers said.

The firm expects 2013 sales to exceed $2 billion for the year “and expect the pace of hotel transaction activity to remain strong in [the fourth quarter] as a number of single asset offerings are under contract and scheduled to close during the quarter.”

The sale of the iconic Fairmont Chateau Laurier Hotel (in adjacent picture) in Ottawa by Quebec-based Ivanhoe Cambridge to the Capital Hotel Limited Partnership, an affiliate of West Vancouver-based Larco Investments at the end of October is a notable fourth quarter transaction.

The Mercedes-Benz AMG Vision Gran Turismo, the visionary concept of a super sports car, for the new PlayStation® 3 racing game Gran Turismo® 6 was revealed at the LA Auto Show. We were fortunate enough to be there to speak with the lead designer, Bastian Baudy, whose concept vision was brought to life together with his fellow design team.

Bastian explained that all the designers had a shot at designing the car and it became an internal design competition at the company to see who could design the most interesting concept. Drawing inspiration from Mercedes race cars from the 1940s, which had bulbous muscular lines, Baudy’s sketch won the contest and the entire team began collaborating with him to bring his design to life.

Empire Stadium Ski Jump

There have been some pretty remarkable structures erected in Vancouver and one of them has to be the ski jump that was installed in April of 1958 at Empire Stadium. Constructed for the Centennial Invitational Tournament, it was the fourth-largest ski jump in the world at the time.

Using 22.5 kilometres (14 miles) of tubular steel, it reached 50 metres (165 feet) above ground with a landing area measuring 12 metres (40 feet) wide and 27 metres (90 feet) high. “That tower was quite high,” jumper Rudy Maki of Ishpeming, Mich., recalled in an interview. “It was quite spooky walking up there. I didn’t really care for the heights, but it was a spectacular sight. It was majestic when you think about it.”

The top jumpers in the three-day event soared 43 to 46 metres (140-150 feet), among them Finnish star and world champion Juhani Karkinen, who captured two of the four competitions and the aggregate crown. While the event, held over three nights and a Saturday afternoon, attracted 24,928 paying customers, The Vancouver Sun reported more than 60,000 “free-loaded from parked cars, camp chairs and apple boxes. Sloping streets above the [east side of the] stadium provided strategic locations for field glasses.” [Vancouver Sun]

Searching the City of Vancouver Archives, I found a few other photos of a pop-up ski jump that did not appear to be at Empire Stadium and it was not as large. However, these photos — also from 1958 — are still pretty great.

12 Shoes for 12 Lovers by Sebastian Errazuriz: Part 1

Artist and designer Sebastian Errazuriz has never been one to be afraid of pushing the boundaries and his latest project entitled 12 Shoes for 12 Lovers does just that. The exhibition takes a look at the question of love and sex by reflecting on the memory of 12 previous relationships with former lovers who inspired each shoe sculpture. He’s still deep into the project, so here are the first six. We’ll share the next six in a future post.

Each sculpture is paired with personal photos and stories where Errazuriz shares details of each relationship, while at the same time opening himself up to people’s judgement. As with all his work, he, “looks to expose contradictions and absurdities that challenge everyday life precepts and address deeply-seated taboos.”

Grab your umbrellas…

Three years ago we both came to Vancouver (separately), with a vague idea of what this city was all about. We made this blog in our spare time for fun one day, not knowing it would take off the way it did. For that, we are grateful, and appreciative that something we created has connected with so many of you. 

Let’s look back and make it rain stats:

- We created 450+ posts.

- We had over 1.4 million page views. Considering the population of Vancouver is around 600,000 people, this is incredible. 

- We had 4500+ Tumblr, 3000+ Facebook and 6500+ Twitter fans and followers. Wowza.

- We were the number one trending topic (for Vancouver) on Twitter about a dozen different times.

- We did a collaboration with the Museum of Vancouver

- We sold umbrellas with our friends at Vancouver is Awesome. And we got published in their awesome magazine. 

- We revealed our identities at Pecha Kucha in front of 1500 people.

Through all of this, you have helped Vancouver feel more like home to us. To each and every one of you that has ever had a laugh, or shared it with a friend, we thank you. Thank you for welcoming it into your lives. We still get a kick out of seeing our umbrellas around town, or overhearing people talk about us on the bus. 

But, this is the end…

Justin has since moved to London, UK (there are no immediate plans for a definitelyraining.co.uk). And Chrissy, well, she’s still in Vancouver…for now (if you have an opportunity in a sunny climate, please get in touch here). We’re both always interested in collaborating on new fun things, so feel free to reach out to us!

I'm Norman Hajjar, Managing Director of PlugInsights, an electric vehicle research firm that is part of Recargo, Inc.

I just drove 3121 miles solo from my home in Thousand Oaks, CA, to Tijuana, Mexico then north to Canada in a Tesla Model S Electric car. Trip took 4+ days (returning to Thousand Oaks). Got back 11/25/13 at 230AM. Spent zero dollars on fuel. 100% electric. Used Tesla's incredible Supercharger network the whole way.
