Canada sells diplomatic mansion Macdonald House in London to Indian developer for $530M

After being a prominent Canadian symbol in the U.K. for more than 50 years, even hosting the Queen and Prince Philip for dinner, Canada’s diplomatic mansion Macdonald House on Grosvenor Square has been sold to an Indian real estate developer for more than $500-million.

The federal government has cashed in on the historical One Grosvenor Square location in prime downtown London, exchanging legal contracts for the sale of the roughly 130,000-square-foot property to Lodha Group for $530-million, Canada’s High Commissioner to the United Kingdom confirmed Thursday.

“There was exceptional interest from international parties for the property on Grosvenor Square,” said High Commissioner Gordon Campbell in a statement. “We are looking forward to the move to Canada House on Trafalgar Square, Canada’s traditional home in the United Kingdom, in the next year. We thank Lodha Group for their keen interest and welcome this new phase in the project.”

Lodha set its sights on Macdonald House, in the heart of Mayfair and overlooking one of London’s renowned garden squares, because the company believed it was the best asset possible in the British capital, said deputy managing director Abhinandan Lodha. It also had the prestige of being a Canadian diplomatic property, he said.

“It was located in what we believe is the best location in London,” he said in a phone interview on Friday.

While it is too early to comment on the real estate developer’s plan for the historic site, Mr. Lodha said, “probably, we will try to maintain as much of the original building as possible.”

Lodha will need to work with local authorities to determine what their options are, but “it will probably be an extremely high-end, mixed-use kind of a development,” he added.

It will be at least another six to nine months before the Mumbai-based real estate developer will have a clear plan for Macdonald House, Mr. Lodha said.

The sale for 3,200 crore rupees, or roughly US$514-million, was earlier reported by CNBC-TV18 and Moneycontrol.com in Mumbai.

Macdonald House was in high demand, with more than 100 viewings and more than 20 bidders during the first round of bidding on Nov. 15, said Simon Stone, development director of Savills UK based in London who advised the Canadian government on the sale.

He would not disclose who the bidders were, but said they came from North America, Asia, the Middle East, as well as Europe and the U.K.

“It was a pretty global pack represented,” he said.

Savills then took about 10 of the most credible bids for a second round of bidding on Monday. After a review of the bids by the High Commission on Tuesday, Lodha’s bid was selected and legal contracts exchanged.

The missions are sitting on a property goldmine

“This is an incredible piece of real estate. It’s is  a very prime location, and it’s a good looking building in a good square in a very good district in probably the number one city in the world,” Mr. Stone said. “It’s a pretty rare thing. We expected to get lots of interest. We probably had more interest than we might have cautiously hoped for in the beginning.”

The federal government announced in February 2013 its intention to sell the seven-storey property. It had previously explored selling the property in 2008, but that did not materialize.

In September 2013, the commission announced it selected Savills to sell Macdonald House. This was a part of the commission’s plans to consolidate its diplomatic activity in the U.K. in a single location in historic Canada House in London’s Trafalgar Square, it said.

Macdonald House was built just before the Second World War, and originally served as the U. S. Embassy. Canada bought the building in 1959, and renamed it to honour the country’s first prime minister, Sir John A. Macdonald.

But in recent years, the prices of prime West End London residential real estate has soared — up 30% to 60% since 2007, according to a report by estate agent Wetherell and Diplomat Magazine in August.

The report said that in the previous six months, 20 embassies or diplomacy-related buildings had been sold or being considered for sale.

Mayfair is now the West End’s most expensive residential address, Wetherell says.

The recent sale of embassies, such as Wetherell’s sale of the former Brazilian Embassy on Green Street for £40-million, “has heightened awareness in the diplomatic community that the missions are sitting on a property goldmine,” said Peter Wetherell, managing director of Wetherell, as part of the report back in August.

Lodha Group, established in 1980, is currently developing more than 35 million square feet in prime real estate in India. Its recent projects include developing Trump Tower Mumbai, a luxury residence in south Mumbai, with U.S. real estate mogul Donald Trump.

Dubai’s World Expo win stokes fears of another boom-and-bust cycle

DUBAI — Dubai’s success in bidding to host the 2020 World Expo will trigger billions of dollars of investment in the emirate, but it may risk a repeat of the boom-and-bust cycle which nearly caused financial collapse just a few years ago.

After competing against three cities, Dubai was awarded the world’s fair by the Bureau International des Expositions on Wednesday, setting the seal on a dramatic economic recovery.

Four years ago, the emirate of 2.2 million people nearly defaulted on its debt after a real estate bubble burst, causing property prices to crash over 50% between 2008 and 2010.

Now a boom in trade, tourism and finance is repairing the damage and Dubai again has the resources to plan big projects. But some businessmen fear the additional investment for the Expo may be hard for the economy to absorb.

Hopes for a successful Expo bid have already contributed to speculation in the property market, where prices are up some 20% over the past 12 months, and the stock market, where the index has soared 79% this year.

Further large rises could start to hurt Dubai’s economic competitiveness by raising its cost base – and conceivably set the emirate up for another crash down the road.

“(The Expo)…is a powerful symbol of Dubai putting the 2009 bust behind it and of the world recognising the strengths of its political stability and its open, export-oriented real economy,” said Simon Williams, chief Middle East economist for HSBC.

But he added: “The key challenge policymakers now face isn’t generating growth but managing it, making sure it’s sustainable and well-balanced. Policy decisions over the next 12 months will determine how successful Dubai will be in avoiding a repeat of the boom-and-bust cycle further down the line.”

Because of Dubai’s small population, the Expo may have more of an impact on it than most host locations. The government thinks the event will draw over 25 million visitors, 70% from outside the United Arab Emirates, and create 277,000 jobs – though some analysts believe those numbers may be too high.

A huge exhibition centre will be built on the 438-hectare Expo site, plus tens of thousands of new hotel rooms and an extension to Dubai’s metro line.

The government expects infrastructure spending to total some US$6.8 billion; overall Expo-related spending, including private sector projects, may reach US$18.3 billion, HSBC estimated.

By themselves such figures, spread over seven years, look manageable for Dubai’s US$90 billion economy. But they come on the back of other grandiose projects announced by Dubai’s real estate developers in the past year, including a replica of the Taj Mahal, a residential area with a giant pyramid, and an apartment complex with penthouses worth US$250 million each.

Alan Robertson, regional chief executive for property consultants Jones Lang LaSalle, which advised Dubai on its Expo bid, predicted interest in real estate would now rise further.

“While the Expo will result in long-term benefits to the Dubai economy and the real estate market, the short-term impact needs to be managed carefully to avoid the inevitable boost in sentiment translating into excessive price growth or over-development,” he said.

Also, Dubai lacks the oil wealth and deep fiscal reserves of other rich Gulf states, so government-related entities (GREs) look set to finance much of their Expo work with bank loans.

Heavy borrowing by GREs, whose debts are already worth about 90% of Dubai’s gross domestic product, were at the root of the 2009 crisis, London-based Capital Economics noted.

Authorities say they have taken steps to limit the risks.

In October Dubai doubled, to 4%, the fee charged on land transactions in an effort to deter property speculators. The UAE central bank this year set rules to restrict mortgage lending and limit banks’ loan exposure to big state firms.

It is not clear if such steps will help cool the stock market. In the short term, shares may rise further because of a feel-good factor, fund managers and analysts said. However, it will take a year or two for Expo-related spending to ramp up, and the stock market rally is likely to slow well before then.

“We should see a surge in the stock index and later a sell-off. The Expo is priced in but the economic benefit won’t materialise before 2015,” said Ali Adou, portfolio manager at The National Investor in Abu Dhabi.

He recalled that when Qatar was bidding to host the 2022 soccer World Cup in 2010, its bourse performed well, and kept rising immediately after the bid succeeded. Within weeks there was a sell-off, though, and the market moved sideways in 2011.

TheSundaySunFeb8-1936Throughout the city’s history people have been enjoying outdoor skating, when the conditions are right. The Sunday Sun had a letter to the editor in 1936 urging the city and park board to create safe skating surfaces outdoors (see clipping to the right).

Back in 1962 an article in The Sunday Sun announced that Coal Harbour froze over as did Beaver Lake and Lost Lagoon.

“By mid-morning about a quarter of an inch of ice covered the harbor in the area between the Burrard and the Royal Vancouver yacht clubs… …A thin coating of ice also formed on parts of False Creek and in Fisherman’s Cove in West Vancouver.”

On November 15, 1955 The Vancouver Sun published a public notice that it was unsafe to skate on Trout Lake however, Beaver Lake remained the only safe outdoor skating area in the city. In 1969 a post in The Sunday Sun warned residents that it was unsafe to skate at Lost Lagoon, Beaver Lake, and Trout Lake — a notice with which we are familiar in recent winters.

The SEER Table, designed by Matthew Bridges Design, was no easy task to perfect, as the design process went through ten versions before a satisfactory table could be prototyped. Documenting the extensive journey to the finished product shows just the kind of dedication Bridges incorporates into each of his bespoke pieces. Clearly expanding on his desire for furniture to solve problems, this multipurpose table, with the help of a simple, patented mechanism, expands from a four-seat table to seat eight using only a single hand. For this month’s Deconstruction, we get a look into the extensive design process and how this table works.

A long, long time ago I came up with an idea for a new expanding table. The basic concept consisted of a square base with four triangular leaves that form a square when closed together, and then open out to form a larger square. Simple!

At last, I get to use Pythagoras’ theorem in a real life scenario! A 1m square table will open out to be a 1.4m square table. This should be wide enough to seat 4 when closed and 8 when open.

So here’s how the Seer table has evolved:

The first problem was how to get your fingers in to flip out the triangular leaves. Just to get the ball rolling I came up with this rather nifty idea for a removable condiments tray – what do you mean, you haven’t got a condiments tray!?!

Once the leaves are flipped open, they will need to supported by something or else when someone leans their elbows on the table (bad manners, I know), the leaf could, well, break off. This could be sorted by having a sub base and then rotating the top to give a star shape which will then act as the support.

I wasn’t happy with having a pedestal for a base as it didn’t feel stable enough. I tried using a fixed base with a leg on each corner and rotating the top, but this led to another problem…..

If you keep the base static and rotate the top, then you end up with the legs in the way of your legs when seated (figure Q). Whereas if you can rotate a sub base independently of the legs, then the legs will end up exactly half way along the outer edges of the table when expanded, not getting in the way of anyone’s body parts (figure P).

I tried suspending a sub base with the corners removed, but it didn’t look very considered.

So, back to the pedestal for the time being. Obviously not happy with the condiment tray, I moved onto a simple push down and lock system for the centre piece – a bit like the end of a retractable biro. You turn the top, push down the middle and flip out the leaves. Now we’re getting somewhere!

Changed the push down centre circle to a square to echo the shape of the table, which also left nicer cut off corners when opened.

Eureka moment – why can’t the moving down of the centre square be controlled by the rotation of the top. Twist the top, centre piece lowers. Brilliant!!! Still persisting with the pedestal for the time being.

Odd veneer ideas. Finally sourced the ideal flap hinges that also provide a bit of extra support to the leaves.

Woohoo! After weeks of experimenting, I finally figured out a way of floating the sub base between the legs and top while still allowing it to turn and have enough strength to support the leaves when open. This part of the evolution took a lot of experimenting and frustration to get right.

Started experimenting with angled legs, and really liked tucking them underneath to meet in a four way mitre. Reminds me of a dead spider. Very happy with the shape now. Time to begin prototyping.

Watch here to see the Seer table prototype 1 in action. The mechanism works like a dream! Only fault I can find is that due to the structure of the legs, there is a bit of spring to the table – have a look at the end of the video when I close it, and you can see a slight wobble. Everyone I’ve shown thinks I’m making a mountain out of a molehill, but it will drive me nuts if it isn’t perfect. I will try increasing the thickness of the legs on my next prototype. On the whole though, I am very, very happy with it.

See the Seer table, prototype 2 in oak here. I’ve thickened the legs which has totally killed the wobble present in version 1, and I think they look better proportionally as well. Perfect!

A Flexible Shelving System Called Chuck

Chuck is a flexible shelving system for your walls that adapts to your individual storage needs. Designed by Natascha Harra-Frischkorn of hafriko, Chuck appears to be just a simple wooden shelf but after a second look, you’ll notice it’s made of flexible wooden planks that adjust to the books and objects it displays.

The design is made up of six wooden planks and two stainless steel brackets that keep the planks in place. Each piece of wood can be individually adjusted as you wish so you can display your favorite stuff how you want. Depending on the amount of objects placed on each shelf, the planks bow out and become a different shape.

The results are an interactive and ever-changing display of your favorite goods. Available in the original or oiled wood version.

From Yoda to Darth Vader with LEGO Bricks

Over the course of 10 hours and using 16,000 LEGO bricks, Swiss designers Drzach & Suchy created an installation for the Google Zurich office that’s based on shadow casting panels, which is a technique that creates multiple images within a single object. Depending on how the light hits it, you’ll see one of two images. Their latest creation is called The Force, which either displays Yoda or Darth Vader from Star Wars.

The panel is now being hit from the bottom center making it a cross between the two images.

While the 946 pays homage to Vespa’s history, it definitely feels modern and tad bit futuristic. For the first time ever, Vespa has used aluminum in one of their designs. As a plus, from the stitching on the leather handle grips to the final polish, every premium component is assembled by hand.

From rear side panels that tap the art deco style for inspiration, to the full LED headlamp (another first!), the Vespa 946’s modern approach to the iconic scooter is truly well done.

Technology and 3D printing never cease to amaze me and the fact that you can print shoes = mind-blowing! Finnish designer Janne Kyttanen has long been pushing the 3D printing envelope and his line of wedges really takes the cake. Kyttanen designed the line for Cubify, the online marketplace that lets you make cool stuff on 3D printers, and you can download any of the designs for free and have them printed on a CubeX printer.

A breathtaking installation by Mexican-born artist Damián Ortega, now on view at the Gladstone Gallery in New York, requires a triple take.

Upon entering, 25 twisted and suspended forms immediately inspire wonder and curiosity, both in how they float (near invisible wire hung from impressively high ceilings) and what, if anything, the forms represent. Not knowing is the first great experience of this work and I encourage you to thumb through the photos below before reading another word.

What takes a surprising amount of time to notice is the floor, on which 25 letters of the alphabet are “written” in shadow. It is unbelievable that such abstract three-dimensional shapes translate so precisely into two-dimensional letters, and how I personally didn’t even notice for the first 5 minutes. Additionally, there are different degrees of “blur” in the shadows caused by the various distances from the floor that heighten this effect of handwriting, as if the ink faded with the speed of a massive pen. As a total experience, it’s a question of just how arbitrary AND exact our written language can be.

Exiting the shadowy space, three “tools” on a pedestal (ignored on my way in) prompt a third viewing. The implication is that every piece in the gallery was bent by these tools or tools like them (a friend visiting from Mexico informed me that they are the shapes of common construction tools every worker carries). Suddenly the dents and scratches on the large sculptures demand attention. No longer is the author a mythical giant, but a real person(s) accomplishing amazing feats of incredible precision.

CANVAS is a project by YOY, a Tokyo-based design studio headed by Naoki Ono and Yuki Yamamoto, that will kind of blow your mind. I mean, these seats look like a painting on canvas but you can actually sit on them! The frame is made from wood and aluminum that is covered with an elastic fabric that can withstand the weight of a person.

Images of a chair, an armchair, and a sofa are printed onto the elastic fabric that is stretched around the frame making it look like a painting. Lean the “painting” against the wall and you have yourself an actual chair you can sit in.

Very cool idea for an app...I have not used it, but I guess they plan to make money from Ads. This is probably not going to make a ton of money, but its interesting to note that smart phones have basically unlimited potential.

iOS: It's important to regularly check tire pressure—you'll not only get a smoother ride and better fuel economy, you'll also extend the life of your tires and possibly also save lives. This app makes that maintenance task really easy, by checking tire pressure with nothing more than the camera on your iPhone or iPad.
